Then the correct staging of your property will be vital to clinching a deal sooner rather than later. Thankfully the warmer weather offers many opportunities for you to showcase your property at its best, both inside and out. Start with the basics Whatever time of year you are selling, the basics of staging a property for sale must start with a decluttered and clean space. Make this your immediate priority. If you still have winter woollies spilling out of wardrobes and drawers, it’s time to consign them to the loft. Sort through other accumulated clutter to make sure that you are left with only the things you want to move, rather than things you’ve collected but no longer want or need. Cleaning and repairing as you go and freshening up things such as tile grout or paintwork will also help make a good first impression on prospective buyers. Don’t forget that in the bright natural light of spring and summer, there’s no disguising dirt. So roll up your sleeves and get stuck into all the cracks and crevices. Tidy up outside space One of the biggest benefits of staging in the run-up to summer is being able to highlight your outside and inside space. Apply the same attention as the interior of your property. Rid your home of broken, neglected children’s toys cluttering the garden and spaces. If weeds have taken over flower beds, pop on some gardening gloves and get stuck into clearing them. If the lawn resembles a field, grab the lawnmower to reclaim it. You’ll be surprised at the difference just a couple of hours of hard work can make. Create inviting havens inside and out Inside, clearly define rooms to show their use, so that prospective buyers can easily imagine themselves within your property. Do the same outside. If you have the perfect space for an al-fresco summer party, then add a few props to help prospective buyers imagine their own summer soiree. Even just a couple of chairs strategically placed for sunset and complemented by a few solar lights will add atmosphere to evening viewings. Add colour and interest Your garden will hopefully now be alive with colour and interest as plants have sprung into life during spring. If not, then add them. For under a fiver, a tray of bedding plants can add an instant burst of colour. For something more permanent, but that you can still take with you, then invest in a few potted plants to bring interest. Bring the outside in and the inside out Another major benefit of staging for the summer is your ability to bring the outside in and the inside out. Throw open doors and windows to allow breezes, warmth and garden scents in, as well as to create a greater sense of space. If you have blooms to spare in the garden then bring a few flowers inside to fill vases. Make the most of natural light Remember that abundant light we mentioned earlier? Make the most of it. Make sure that blinds and curtains are out of the way to maximise the light coming in. If any dark spots remain then add lamps to show off your property in its best light.
