It may be that the property is either too expensive or blatantly wrong in other critical ways. But if you prepare your property for sale thoroughly at the outset, you’ll gain in the long term. Additionally, more than 30% of property sales fall through due to buyer or seller suddenly changing their minds. Avoid these annoyances. It could be that the Agent has failed to gain a good understanding of the buyer’s/seller’s requirements. Similarly, your Agent needs to earn your trust to secure this understanding. One way of overcoming this is for the seller to address a few fundamental issues prior to agreeing terms. As a result you will help avoid false starts, additional expense and wasted time. OUR 7 TOP TIPS Prepare your Property for Sale FINANCES – Get your finances in order, so you’re ready to move. Know exactly how much you can borrow, with an “in principle” agreement from your lender; WANTS or NEEDS – Before viewing properties understand the difference between your preferred “wants” and absolute “needs”; LOCATION – Locations can vary from one street to the next, and at different times of day. Consider school runs and pub times; OFFERS – Make sure you’re absolutely serious about making the property your home before putting in an offer. Raising the seller’s expectations unnecessarily could damage your reputation as a genuine purchaser; HONESTY – Be honest about your home, warts and all. Be upfront about any defects or the reason for moving if you are to speed up the sale and reduce stress; REVIEW – Face facts! You home may be overpriced if it has languished on the market for several months. Promptly reposition it in the market before it goes stale; RELATIONSHIP – If you’re unhappy with your Agent – say so! Don’t be afraid to change Agents. Be careful to note any onerous contract terms, and don’t change more than once, or people with think it’s the property – not the Agent!
