How to make your home more energy-efficient

Nothing did more to focus homeowners’ minds on the energy efficiency of their homes last year than the escalation in energy costs. The focus on energy-efficiency has continued, driven by the need to save money and concerns about the environmental impact of energy wastage.  Energy efficiency is increasingly a major factor in buying decisions.

Your property’s energy efficiency is outlined along with possible improvements in your Energy Performance Certificate (EPC). Simple energy efficiency improvements can make your home more attractive to buyers and increase market value.  However, not making the suggested improvements could turn buyers off.

Insulation

Proper insulation is one of the first factors to consider in energy efficiency.  This helps to retain the energy (and heat) you generate inside your property rather than letting it escape. Check your loft insulation is adequate as the first step – up to a third of your heat can be lost here. Cavity wall insulation boosts heat retention since another third of your heat is lost through your walls. Insulation is injected into holes drilled in your outside walls which are then sealed with cement. Internal and external wall insulation may also be options.

Seal the gaps

While insulating you can also check for any gaps that are allowing heat to escape. Seal these up where appropriate. Make sure you don’t block important ventilation points, such as air bricks, which are designed to allow airflow in your property, however.

Windows and doors

Double glazing is another effective way of reducing energy loss. New windows smarten the appearance of a property so their aesthetic draw is another attraction for would-be buyers. Investing in energy-efficient doors can also help stop heat escaping your home.

Smart thermostats and lighting

The ability to remotely control heating and lighting from a smartphone with smart thermostats and smart lighting systems allows you to control energy use more closely. It also offers convenience that would-be buyers might appreciate.

Regular maintenance of heating systems

Your heating system can be another energy guzzler. Your heating system’s efficiency will be improved by regular servicing and maintenance, thereby reducing energy use and cost.  Also, potential problems will be highlighted early. Alternatively, you might choose to replace an old boiler with a more efficient modern one or invest in a heat pump.

Energy-efficient appliances

If you are leaving white goods behind, then energy-efficient appliances might also be an attractive option for would-be homebuyers. Otherwise, if your appliances need replacing before you move then choose energy-efficient options to move with you. Using such appliances on eco settings will also help to reduce energy waste.

Renewable energy

Investing in renewable energy sources such as solar panels can be an option if your property is in a suitable position. Although expensive, they will allow you to generate your own electricity and cut bills and could be the selling point an energy-conscious buyer is looking for.

Energy-saving measures

Being more mindful of your energy usage can also help cut wastage and save money – although you can’t be sure buyers will have the same behaviours when they move in. Turning your thermostat down to the lowest comfortable setting, adjusting heating levels by room and need and taking shorter showers all help.
